We develop each design with your program, site, and budget at the forefront. What makes our process unique is that the General Contractor is involved from the very beginning, ensuring alignment between design and construction.

We can work directly for the

General Contractor/Developer (true Design-Build) or for the Owner (CM at Risk).

Build

The Value of Early Contractor Involvement

Bringing the contractor in early adds real value: constructability reviews, material research, budget analysis, site analysis, and zoning/ordinance guidance.

In some cases, preconstruction, site work, or demo can begin before design is complete—supporting fast-track delivery and saving both time and money.

Most contractors charge a small preconstruction fee for these services, which is often credited back once the project moves into construction. Developers favor this approach because it allows them to control every phase of the process in-house.

Budget versus Bidding

How CM at Risk Works

In this delivery method, the Owner or Developer hires the Contractor early, before a full budget is established.

While the Contractor’s final cost is not competitively bid, most subcontractor work is still competitively priced.

Upfront, the Contractor and Owner/Developer agree on management fees, profit, General Conditions, and Cost of the Work. The only variable left is the “sticks and bricks”—and those costs are often similar across competitive bids.

Contractors also provide conceptual budgets early in the process, giving Owners a tool for financing, sales projections, and overall budget planning.

Team Approach

Traditional Bidding vs. Design-Build

In the traditional bidding process, the Architect designs in isolation with no contractor input. Ironically, the party most responsible for executing the plans—the General Contractor—is the last to see them and has the least time to learn them. They are not part of the team.

With Design-Build delivery, a contractor experienced in design-build can add real value from day one, taking a leadership role and becoming one of the first team members at the table.
