Many of our clients come to us after they’ve already signed a lease, started construction — or worse — been told by the city to stop work. If you’ve never been through the Change of Use or Tenant Upfit process before, you’re not alone. It’s confusing, and most small business owners don’t realize how complex it can be until they’re in it.
That’s where we come in. Team LINEA specializes in guiding clients through every step of this process — from emergency permits to full code-compliant documentation. We prepare all the required drawings and calculations: Appendix B life-safety plans, egress diagrams, occupancy and plumbing fixture counts, and coordination with the mechanical, electrical, plumbing, and fire protection engineers your project may require. If your project needs rezoning, site plan approval, or land-use adjustments, we coordinate with surveyors and civil engineers to get it done efficiently.
Our focus is straightforward: deliver only the architectural and engineering documents required for permit approval, contractor pricing, and construction. We design for code compliance and clarity — not over-designed sets you don’t need. Our approach assumes your general contractor will handle materials, finishes, and field coordination directly, with us providing only what’s essential to get you permitted, priced, and built.

Our Process + Fee Structure
Task 1 — Design + Documentation
We draw only what’s necessary to get your permit approved. If you can provide original permit drawings, that saves you time and money.
Includes:

Architectural drawings for permit
Engineering proposals (Civil, Structural, MEP, Fire Protection) are requested once scope is confirmed.
Billed hourly.
Task 2 — Code Research + Revisions
We handle all code research, communication with the jurisdiction, and plan-review responses. This step often requires the most time — and saves the most frustration.
Flat Fee.
50% retainer at signing, balance due at permit delivery.
Task 3 — Interior Design (Optional)
Not required for permit approval, but often useful for clarity in pricing or review.
Billed hourly.
Deliverables + Travel
All drawings are delivered as PDFs, ready for upload to your local jurisdiction.
You’ll also receive CAD files for your records.
We charge our hourly rate for travel up to one hour each way from our office.
Beyond that, standard IRS mileage reimbursement applies.
Engineer Coordination
We work with a trusted network of licensed engineers.
Their fees are separate from ours — and you pay them directly.
